Liverpool ranks second, with yields of 8.93%, thanks to its vibrant student population. Edinburgh follows closely with an 8.23% yield, benefiting from its prestigious universities and high demand for student accommodation.
Louisa Sedgwick, Managing Director of Mortgages at Paragon Bank, highlighted the appeal of student properties for portfolio landlords. “Student property remains a popular choice due to higher yields compared to standard buy-to-let properties and the added security of parental guarantees,” she noted. Sedgwick also pointed out that top-performing locations often feature Russell Group universities, which are highly sought after by students.
The overall yield for student properties in the UK has risen to 7.04% as of July 2024, up from 6.12% two years ago. Neil Smith, Head of Surveyors at Paragon Bank, emphasized the growing demand for student accommodation, predicting a rise in university place demand and continued importance of private student housing despite the expansion of Purpose Built Student Accommodation.
