Milwaukee Home Sales Drop 10% as Prices Continue Steady Climb
The Greater Milwaukee Association of Realtor stated that there were only 818 homes sold in January 2026 as compared to 908 homes sold in January 2025. Although, it was true in every area of the Greater Milwaukee-area that experienced a decline in sales change, Waukesha County was the only county that had an increase of 1.3%. The remainder of the southeast-Wisconsin area experienced an equivalent drop in sales change of approximately 9%.
With home retail declining, there were still large increases in median home sale prices during January 2026. Currently, there are only 2.4 months of inventory showing, which is far less than the six-month benchmark for a balanced market. He stated that the region is going to require an additional 5,000 housing units to move toward stabilizing the inventory of homes currently for sale in the market.
The report stated that it is getting ahead of itself to make any conclusions based on these figures, because January’s sales figures represent only five-point one percent of total annual home sales over the last ten years. Experts expect market conditions for 2026 to roughly mirror 2025; and that, should inventory levels increase and mortgage rates decrease, it can help limit increases in home prices as there are positive indicators for potential home buyers moving forward.
The Milwaukee area’s home sales were flat overall during 2025 but the average home price rose sixty-one percent. The current market conditions are consistent with the other areas of the country, which will continue to present challenges to local real estate markets.
