Münster-based syte, a PropTech startup working on the analytics of land and real estate markets, has obtained €9 million in Series A financing to accelerate its growth in Europe.

This investment round was led by amberra, the venture studio of the cooperative financial group Volksbanken Raiffeisenbanken, with NRW.BANK investing for the first time. Existing investors involved in the financing include firms associated with the Schwarz Group, HTGF (High-Tech Gründerfonds), vent.io, and Vantage Value.

The latest funding follows syte’s €5 million seed round announced in September 2024.

 Syte, established in 2021 by Matthias Zühlke and David Nellessen, offers a solution that uses AI to bring together relevant information about land and properties to assist developers, financial institutions, and brokers in determining what can be built, which zoning laws apply, and whether the project makes financial sense.

Syte’s solution processes relevant information from addresses to determine building potential, required renovations, energy usage, economic feasibility, and financing programmes. According to the company, processes that may take days can now be completed in minutes.

AI-Powered Real Estate Analytics Expand Across Europe

According to syte, the platform is already tracking over 62 million land parcels in Germany while serving more than 200 customers in valuation, planning, and portfolio analysis. Additionally, the company claims to have over 40 employees and that its annual recurring revenue has doubled year-on-year.

With the help of the raised funds, the company intends to expand into other European countries using its AI-powered real estate data platform. The startup further plans to automate the early development process, including assessing building potential, zoning, construction laws, and financial feasibility.

This expansion comes as interest in using AI to analyse real estate data continues to grow, helping facilitate property development projects.

The syte project seeks to digitalise all the procedures that take place before construction can begin, combining land assessment, regulatory analysis, and financial analysis in one technological solution.
